Monte Sobradinho is promoted and rented by Sol e Paz Lda, with Portuguese fiscal number 517705125, registered address: Estrada do Sobradinho, Caixa Postal 657Z, 8100-327 Loulé, Portugal, and RNET nº 11248.
These Terms & Conditions apply to the relationship between Sol e Paz Lda (the “Venue”, “Monte Sobradinho”) and the Guest(s) or Retreat Organizer(s) (the “Client”), from the time of reservation until the end of the accommodation period.
By booking Monte Sobradinho, you automatically agree to all the terms and conditions outlined in this document.
Reservations may be made directly by email, through our website, or via authorized tour operators and are subject to availability.
Events and retreats shall be governed by a separate Terms & Conditions document for the purpose and needs prior written consent by Monte Sobradinho.
Booking and Payments
The applicable rates are the prices agreed at the date of completion of the booking. The value of the accommodation rate is given upon request and depends on the number of people and the time of year.
We ask for a 50% non-refundable deposit to secure the dates and 50% of the rental fee to be paid 60 days before arrival. Unless otherwise agreed.
All deposits and other payments relating the rental of the house will be non refundable.
We will require payment of the rental fee by euro bank transfer.
Monte Sobradinho shall have the right to increase any fee if any tax, visitors contributions or other charges are changed or introduced by the local authorities. The rates and amounts indicated according to the terms are all including the applicable VAT, unless otherwise indicated.
We have the right to cancel the booking or to ask you to leave if you fail to pay the amount due in full and on time.
Monte Sobradinho shall not be held liable for any cancellations or disruptions caused by events outside its control, including but not limited to: natural disasters, pandemics, strikes, government restrictions, or utility failures.
Monte Sobradinho can recommend chefs, catering services, therapists, massage practitioners, and more. Please book in advance to ensure availability. Extras should be settled before your arrival, in most cases directly with the suppliers.
Security Deposit
We also require a security deposit of €3,000 against potential damage or 5000€ for weddings. This must be paid by bank transfer two weeks before arrival, unless otherwise agreed.
Guests must inspect the property upon arrival and report any defects within 24 hours. Damages or missing items must be reported immediately.
Any damage to the property, equipment, furniture or decor will be deducted from the deposit. If damages exceed the deposit amount, the guest or organizer agrees to cover the full cost.
Monte Sobradinho will notify guests by email within five working days after departure if any deductions are required.
We have the right to cancel the booking or to ask you to leave if you fail to provide the required security deposit.
Wedding/Event Fee
A wedding/event fee of €5000 applies to all weddings and may be increased depending on the number of guests.
Check-In
We shall provide the guests access to the property from 17.00 on the indicated day of arrival. We strive to have the property fully ready at the time of check in, but we reserve the right to carry out preparations for some time after the check in, if so required. This is necessary due to the size of Monte Sobradinho. We will provide all bedrooms ready at the check in time, and minimize the impact of the presence of staff for the remainder of the preparations.
Upon check in, Guests must make available their passports and other details as necessary to comply with Portuguese law relating to the registration for short term accommodation as indicated by SEF and other authorities.
We will provide 3 keys for the main entrance of the house as well as 3 gate remote controls. The House key will be delivered upon Check-in or at a location to be agreed with the guest if Check-in is carried out online.
Early check-in may be available on request, subject to availability and an agreed charge.
Occupancy and Use of Property
The property is available with 9 or 11 bedrooms and accommodates up to 18 or 24 guests. We do not accept or have capacity for additional beds. Only registered guests and pre-approved suppliers are allowed on the property.
Monte Sobradinho reserves the right to evict guests who breach house rules or show disrespect to the property, staff, or neighbors, without refund.
Noise and Neighborhood
We ask you to treat the neighbors with consideration. In respect to them, we ask you to be mindful of the noise being made after 11pm.
Smoking, Fire and Safety
We ask for no smoking anywhere in the house.
Please ensure no fires or candles are left unattended. We warn of the danger of rural fires. Therefore, burning and arson are prohibited. The use of stoves and grills outside the authorized location is prohibited. Making any type of fire is prohibited. The launching of Fireworks, sky lanterns, or similar items is not allowed.
Our electrical outlets are not suitable for charging electric cars for safety reasons. There is a risk of overheating or short-circuiting.
Please be safe and protect yourself and children, because there are many levels outside which could be dangerous. Extra care should be taken with very young children.
Pets
It is expressly forbidden to keep animals at Monte Sobradinho. Animals brought into the house by guests gives us the right to ask you to leave straight away (without refund).
Yoga deck
Maximum number of participants on the yoga deck: 25.
Bedroom Keys
Be careful with the keys of the bedrooms. The doors of the bedrooms are not traditional doors. The only way to open them is with a key. If you wish to remove the key from the door, we ask you to be careful and not leave the keys inside the bedroom, otherwise, you won’t be able to enter your bedroom.
Events, Photo Shoots and Commercial Use
The house is not suitable for parties. If you wish to host an event at the house or to undertake a photo shoot, please get in touch so that we can discuss arrangements and agree specific terms & conditions. No events or parties shall be held without explicit prior written consent by Monte Sobradinho. Authorised events shall be governed by a separate Terms & Conditions document for the purpose.
Monte Sobradinho’s name, image, and brand may not be used for promotional or commercial purposes without authorization.
Staff Access
Monte Sobradinho’s staff shall have the right to enter the house, during the stay, to conduct cleaning, repairs and similar tasks. Should we suspect that a breach of the Terms and Conditions and/or House Rules has occurred, we reserve the right to enter the house without prior permission.
Swimming Pool
The swimming pool is not fenced or supervised. Extra care should be taken. Children must always be accompanied. Diving and jumping in the pools is not allowed.
Please don’t eat or drink in the pools and do not take glass objets like glasses in the pools. There are good quality melamine glasses in the kitchen for you to us.
For the warm sunny days, when sun-cream is essential, please shower before going in the pool.
Please be careful with sun cream when using microcement bathroom vanities and bed/bath linens as it stains terribly.
We have multiple umbrellas in the pool and living room terrace, we kindly ask you to keep them closed at night or if the weather is very windy.
Utilities and Environment
The house has been equipped with wifi coverage throughout, yet signal reliability can vary depending on location.
There’s air-conditioning all through the house and we kindly ask you to turn it off while away.
Save water and electricity.
Please do not move the furniture from their place.
Valuables
Guests are strongly recommended not to keep, any money, jewellery, objects of value or other valuable items in the property or in vehicles parked inside the gates. We provide one safe boxe in which objects of value may be kept. We assume no responsibility in case of theft, loss or deterioration of objects of value such as money, jewelry or other objects of considerable value if such events take place in the house.
All windows and doors must be closed when leaving or during rainfall. Always remember to close the doors of the house, the gate and the windows while away.
Linen, Towels and Changeovers
The rental of the house includes a change of bath towels on day 4 if staying for 7 nights. One beach towel per person for 7 nights is also included. The bed linen will be fresh on arrival. If you are staying for more than 7 nights, the bed linen will be changed on day 7.
Wet towels should be placed in the laundry near the kitchen. An extra fee will be charged if you required extra towels or a change of Linen.
If you require a full changeover during your stay, an additional fee of €1,200 applies for the entire house.
Conduct and Behavior
No guest should use, ingest, possess or distribute illegal drugs or other substances or engage in other conduct which would bring Monte Sobradinho into disrepute. We reserve the right to evict guests immediately, without refund. The booking holder is responsible for all guests’ conduct and any damage caused.
We reserve the right to ask you to leave straight away (without refund) if you uses the house to engage in illegal acts during the stay or engages in inappropriate activities such as prostitution or pornography, offends members of the staff or disturbs the peace of the neighbors, or, has in the past made false (malicious) reservations and/or damaged or destroyed the house and its premises.
Accessibility
Limited Mobility: the property has a bedroom on the ground floor with a roll-in shower and no lip, suitable for someone with limited mobility. With a little step from the living room to the terrace, the ground floor of the property and the terrace may be considered suitable for someone with limited mobility. Please note, the rest of the house isn’t suitable for guests with mobility issues. The house has a great many stairs and there are multiple steps down to the swimming pool.
Check-Out
At the end of your stay, please ensure that the house is in the same condition as you found it on arrival and that all items borrowed have been returned to the place from which they were taken; in particular, the kitchen should be left clean and tidy, dishes and glasses cleaned and put away, bins empty, perishable foods thrown out.
On the date of departure guests must leave the house vacant and free of all personal belongings and without any damage or loss by 10.00.
If you don’t leave the house by 10.00 of the day of departure, a compensation fee corresponding to the price of a one-night stay at the house will be immediately charged. Late check outs may be available on request, at a charge to be agreed at the time of request.
The key must be returned at Check-out and can be handed over to the Monte Sobradinho team or left inside the House on the entrance table.
A late check-out may be available on request, subject to availability and an agreed charge.
Photography and Media
By sharing public photos or videos of your stay on social media, you grant Monte Sobradinho permission to repost or use them for promotional purposes.
Professional filming or commercial content requires prior written consent.
Monte Sobradinho retains all rights to its name, logo, and image.
Any photos or videos taken on-site must credit Monte Sobradinho when published on social media, websites, or marketing materials.
Complaints
Should you have any complaints about your experience at Monte Sobradinho, please send us an email at montesobradinho@gmail.com. You will also find a formal complaints book ”Livro de reclamações” at the house in which you can log your complaint in writing or you can access the digital ”Livro de reclamações” in http://www.livroreclamacoes.pt/inicio. We will respond and resolve any issues as quickly as possible.
In the event of any dispute between you and us concerning these Terms, the existing Portuguese legislation shall apply. Any dispute shall be submitted to the courts of Faro, Portugal.
