Monte Sobradinho is promoted and rented by Sol e Paz Lda, with Portuguese fiscal\u00a0 number 517705125, registered address: Estrada do Sobradinho, Caixa Postal 657Z,\u00a0 8100-327 Loul\u00e9, Portugal, and RNET n\u00ba 11248.\u00a0\u00a0<\/span><\/p>

These Terms & Conditions apply to the relationship between Sol e Paz Lda (the\u00a0 \u201cVenue\u201d, \u201cMonte Sobradinho\u201d) and the Guest(s) or Retreat Organizer(s) (the\u00a0 \u201cClient\u201d), from the time of reservation until the end of the accommodation period.\u00a0\u00a0<\/span><\/p>

By booking Monte Sobradinho, you automatically agree to all the terms and\u00a0 conditions outlined in this document.\u00a0\u00a0<\/span><\/p>

Reservations may be made directly by email, through our website, or via authorized\u00a0 tour operators and are subject to availability.\u00a0\u00a0<\/span><\/p>

Events and retreats shall be governed by a separate Terms & Conditions document for\u00a0 the purpose and needs prior written consent by Monte Sobradinho.\u00a0<\/span><\/p>

Booking and Payments\u00a0\u00a0<\/b><\/p>

The applicable rates are the prices agreed at the date of completion of the booking.\u00a0 The value of the accommodation rate is given upon request and depends on the\u00a0 number of people and the time of year.\u00a0\u00a0<\/span><\/p>

We ask for a 50% non-refundable deposit to secure the dates and 50% of the rental\u00a0 fee to be paid 60 days before arrival. Unless otherwise agreed.\u00a0\u00a0<\/span><\/p>

All deposits and other payments relating the rental of the house will be non refundable.\u00a0\u00a0<\/span><\/p>

We will require payment of the rental fee by euro bank transfer.\u00a0<\/span><\/p>

Monte Sobradinho shall have the right to increase any fee if any tax, visitors\u00a0 contributions or other charges are changed or introduced by the local authorities. The rates and amounts indicated according to the terms are all including the\u00a0 applicable VAT, unless otherwise indicated.\u00a0<\/span><\/p>

We have the right to cancel the booking or to ask you to leave if you fail to pay the\u00a0 amount due in full and on time.\u00a0\u00a0<\/p>

Monte Sobradinho shall not be held liable for any cancellations or disruptions caused\u00a0 by events outside its control, including but not limited to: natural disasters,\u00a0 pandemics, strikes, government restrictions, or utility failures.\u00a0\u00a0<\/span><\/p>

Monte Sobradinho can recommend chefs, catering services, therapists, massage\u00a0 practitioners, and more. Please book in advance to ensure availability. Extras should\u00a0 be settled before your arrival, in most cases directly with the suppliers.\u00a0\u00a0<\/p>

Security Deposit\u00a0\u00a0<\/b><\/p>

We also require a security deposit of \u20ac3,000 against potential damage or 5000\u20ac for weddings. This must be paid by bank transfer two weeks before arrival, unless otherwise agreed.\u00a0\u00a0<\/span><\/p>

Guests must inspect the property upon arrival and report any defects within 24 hours. Damages or missing items must be reported immediately.\u00a0<\/span><\/p>

Any damage to the property, equipment, furniture or decor will be deducted from the\u00a0 deposit. If damages exceed the deposit amount, the guest or organizer agrees to cover\u00a0 the full cost.\u00a0\u00a0<\/span><\/p>

Monte Sobradinho will notify guests by email within five working days after\u00a0 departure if any deductions are required.\u00a0\u00a0<\/span><\/p>

We have the right to cancel the booking or to ask you to leave if you fail to provide the required security deposit.\u00a0\u00a0<\/span><\/p>

Wedding\/Event Fee<\/strong><\/p>

A wedding\/event fee of \u20ac5000 applies to all weddings and may be increased depending on the number of guests.<\/p>

Check-In\u00a0\u00a0<\/b><\/p>

We shall provide the guests access to the property from 17.00 on the indicated day of\u00a0 arrival. We strive to have the property fully ready at the time of check in, but we\u00a0 reserve the right to carry out preparations for some time after the check in, if so\u00a0 required. This is necessary due to the size of Monte Sobradinho. We will provide all\u00a0 bedrooms ready at the check in time, and minimize the impact of the presence of staff\u00a0 for the remainder of the preparations.\u00a0\u00a0<\/span><\/p>

Upon check in, Guests must make available their passports and other details as\u00a0 necessary to comply with Portuguese law relating to the registration for short term\u00a0 accommodation as indicated by SEF and other authorities.\u00a0\u00a0<\/span><\/p>

We will provide 3 keys for the main entrance of the house as well as 3 gate remote\u00a0 controls. The House key will be delivered upon Check-in or at a location to be agreed\u00a0 with the guest if Check-in is carried out online.\u00a0<\/span><\/p>

Early check-in may be available on request, subject to availability and an agreed\u00a0 charge.\u00a0\u00a0<\/span><\/p>

Occupancy and Use of Property\u00a0\u00a0<\/b><\/p>

The property is available with 9 or 11 bedrooms and accommodates up to 18 or 24 guests. We do not\u00a0 accept or have capacity for additional beds. Only registered guests and pre-approved\u00a0 suppliers are allowed on the property.\u00a0<\/span><\/p>

Monte Sobradinho reserves the right to evict guests who breach house rules or show\u00a0 disrespect to the property, staff, or neighbors, without refund.\u00a0\u00a0<\/span><\/p>

Noise and Neighborhood\u00a0\u00a0<\/b><\/p>

We ask you to treat the neighbors with consideration. In respect to them, we ask you\u00a0 to be mindful of the noise being made after 11pm.\u00a0\u00a0<\/span><\/p>

Smoking, Fire and Safety\u00a0\u00a0<\/b><\/p>

We ask for no smoking anywhere in the house.\u00a0<\/span><\/p>

Please ensure no fires or candles are left unattended. We warn of the danger of rural\u00a0 fires. Therefore, burning and arson are prohibited. The use of stoves and grills outside\u00a0 the authorized location is prohibited. Making any type of fire is prohibited. The\u00a0 launching of Fireworks, sky lanterns, or similar items is not allowed.\u00a0\u00a0<\/span><\/p>

Our electrical outlets are not suitable for charging electric cars for safety reasons.\u00a0 There is a risk of overheating or short-circuiting.\u00a0\u00a0<\/span><\/p>

Please be safe and protect yourself and children, because there are many levels\u00a0 outside which could be dangerous. Extra care should be taken with very young\u00a0 children.\u00a0\u00a0<\/span><\/p>

Pets\u00a0\u00a0<\/b><\/p>

It is expressly forbidden to keep animals at Monte Sobradinho. Animals brought into\u00a0 the house by guests gives us the right to ask you to leave straight away (without\u00a0 refund).\u00a0<\/span><\/p>

Deck de Yoga\u00a0\u00a0<\/b><\/p>

Maximum number of participants on the yoga deck: 25.\u00a0\u00a0<\/span><\/p>

Bedroom Keys\u00a0\u00a0<\/b><\/p>

Be careful with the keys of the bedrooms. The doors of the bedrooms are not\u00a0 traditional doors. The only way to open them is with a key. If you wish to remove the\u00a0 key from the door, we ask you to be careful and not leave the keys inside the\u00a0 bedroom, otherwise, you won\u2019t be able to enter your bedroom.\u00a0\u00a0<\/span><\/p>

Events, Photo Shoots and Commercial Use\u00a0\u00a0<\/b><\/p>

The house is not suitable for parties. If you wish to host an event at the house or to\u00a0 undertake a photo shoot, please get in touch so that we can discuss arrangements and\u00a0 agree specific terms & conditions. No events or parties shall be held without explicit\u00a0 prior written consent by Monte Sobradinho. Authorised events shall be governed by a\u00a0 separate Terms & Conditions document for the purpose.\u00a0\u00a0<\/span><\/p>

Monte Sobradinho\u2019s name, image, and brand may not be used for promotional or\u00a0 commercial purposes without authorization.\u00a0\u00a0<\/span><\/p>

Staff Access\u00a0\u00a0<\/b><\/p>

Monte Sobradinho’s staff shall have the right to enter the house, during the stay, to\u00a0 conduct cleaning, repairs and similar tasks. Should we suspect that a breach of the\u00a0 Terms and Conditions and\/or House Rules has occurred, we reserve the right to enter\u00a0 the house without prior permission.\u00a0\u00a0<\/span><\/p>

Swimming Pool\u00a0\u00a0<\/b><\/p>

The swimming pool is not fenced or supervised. Extra care should be taken. Children\u00a0 must always be accompanied. Diving and jumping in the pools is not allowed.\u00a0<\/span><\/p>

Please don’t eat or drink in the pools and do not take glass objets like glasses in the\u00a0 pools. There are good quality melamine glasses in the kitchen for you to us.\u00a0\u00a0<\/span><\/p>

For the warm sunny days, when sun-cream is essential, please shower before going in\u00a0 the pool.\u00a0<\/span><\/p>

Please be careful with sun cream when using microcement bathroom vanities and\u00a0 bed\/bath linens as it stains terribly.\u00a0\u00a0<\/span><\/p>

We have multiple umbrellas in the pool and living room terrace, we kindly ask you to\u00a0 keep them closed at night or if the weather is very windy.\u00a0<\/span><\/p>

Utilities and Environment\u00a0\u00a0<\/b><\/p>

The house has been equipped with wifi coverage throughout, yet signal reliability can\u00a0 vary depending on location.\u00a0\u00a0<\/span><\/p>

There\u2019s air-conditioning all through the house and we kindly ask you to turn it off\u00a0 while away.\u00a0\u00a0<\/span><\/p>

Save water and electricity.\u00a0\u00a0<\/span><\/p>

Please do not move the furniture from their place.\u00a0\u00a0<\/span><\/p>

Valuables\u00a0\u00a0<\/b><\/p>

Guests are strongly recommended not to keep, any money, jewellery, objects of value\u00a0 or other valuable items in the property or in vehicles parked inside the gates. We\u00a0 provide one safe boxe in which objects of value may be kept. We assume no\u00a0 responsibility in case of theft, loss or deterioration of objects of value such as money,\u00a0 jewelry or other objects of considerable value if such events take place in the house.\u00a0\u00a0<\/span><\/p>

All windows and doors must be closed when leaving or during rainfall. Always remember to close the doors of the house, the gate and the windows while\u00a0 away.\u00a0\u00a0<\/span><\/p>

Linen, Towels and Changeovers\u00a0\u00a0<\/b><\/p>

The rental of the house includes a change of bath towels on day 4 if staying for 7\u00a0 nights. One beach towel per person for 7 nights is also included. The bed linen will be\u00a0 fresh on arrival. If you are staying for more than 7 nights, the bed linen will be\u00a0 changed on day 7.\u00a0\u00a0<\/span><\/p>

Wet towels should be placed in the laundry near the kitchen.\u00a0 An extra fee will be charged if you required extra towels or a change of Linen.\u00a0<\/span><\/p>

If you require a full changeover during your stay, an additional fee of \u20ac1,200 applies\u00a0 for the entire house.\u00a0\u00a0<\/span><\/p>

Conduct and Behavior\u00a0\u00a0<\/b><\/p>

No guest should use, ingest, possess or distribute illegal drugs or other substances or\u00a0 engage in other conduct which would bring Monte Sobradinho into disrepute. We\u00a0 reserve the right to evict guests immediately, without refund. The booking holder is\u00a0 responsible for all guests\u2019 conduct and any damage caused.\u00a0\u00a0<\/span><\/p>

We reserve the right to ask you to leave straight away (without refund) if you uses the\u00a0 house to engage in illegal acts during the stay or engages in inappropriate activities\u00a0 such as prostitution or pornography, offends members of the staff or disturbs the\u00a0 peace of the neighbors, or, has in the past made false (malicious) reservations and\/or\u00a0 damaged or destroyed the house and its premises.\u00a0\u00a0<\/span><\/p>

Accessibility\u00a0\u00a0<\/b><\/p>

Limited Mobility: the property has a bedroom on the ground floor with a roll-in\u00a0 shower and no lip, suitable for someone with limited mobility. With a little step from\u00a0 the living room to the terrace, the ground floor of the property and the terrace may be\u00a0 considered suitable for someone with limited mobility. Please note, the rest of the\u00a0 house isn\u2019t suitable for guests with mobility issues. The house has a great many stairs\u00a0 and there are multiple steps down to the swimming pool.\u00a0\u00a0<\/span><\/p>

Check-Out\u00a0\u00a0<\/b><\/p>

At the end of your stay, please ensure that the house is in the same condition as you\u00a0 found it on arrival and that all items borrowed have been returned to the place from\u00a0 which they were taken; in particular, the kitchen should be left clean and tidy, dishes\u00a0 and glasses cleaned and put away, bins empty, perishable foods thrown out.\u00a0<\/span><\/p>

On the date of departure guests must leave the house vacant and free of all personal\u00a0 belongings and without any damage or loss by 10.00.\u00a0\u00a0<\/span><\/p>

If you don’t leave the house by 10.00 of the day of departure, a compensation fee\u00a0 corresponding to the price of a one-night stay at the house will be immediately\u00a0 charged. Late check outs may be available on request, at a charge to be agreed at the\u00a0 time of request.\u00a0<\/span><\/p>

The key must be returned at Check-out and can be handed over to the Monte\u00a0 Sobradinho team or left inside the House on the entrance table.\u00a0\u00a0<\/span><\/p>

A late check-out may be available on request, subject to availability and an agreed\u00a0 charge.\u00a0\u00a0<\/span><\/p>

Photography and Media\u00a0\u00a0<\/b><\/p>

By sharing public photos or videos of your stay on social media, you grant Monte\u00a0 Sobradinho permission to repost or use them for promotional purposes.\u00a0\u00a0<\/span><\/p>

Professional filming or commercial content requires prior written consent.\u00a0\u00a0<\/span><\/p>

Monte Sobradinho retains all rights to its name, logo, and image.\u00a0\u00a0<\/span><\/p>

Any photos or videos taken on-site must <\/span>credit Monte Sobradinho when published\u00a0 on social media, websites, or marketing materials.\u00a0\u00a0<\/span><\/p>

Complaints\u00a0\u00a0<\/b><\/p>

Should you have any complaints about your experience at Monte Sobradinho, please\u00a0 send us an email at montesobradinho@gmail.com. You will also find a formal\u00a0 complaints book \u201dLivro de reclama\u00e7\u00f5es\u201d at the house in which you can log your\u00a0 complaint in writing or you can access the digital \u201dLivro de reclama\u00e7\u00f5es\u201d in\u00a0 <\/span>http:\/\/www.livroreclamacoes.pt\/inicio<\/a><\/span>. We will respond and resolve any issues as quickly as\u00a0 possible.\u00a0\u00a0<\/span><\/p>

In the event of any dispute between you and us concerning these Terms, the existing\u00a0 Portuguese legislation shall apply.
